Book the carpet cleaning for after the movers leave. That sounds obvious, yet every year we hear from people who scheduled it for the week before the truck came, then watched two guys with a dolly roll yard dirt across a freshly cleaned living room.
Order matters more than anything else on a move. Here's the sequence we'd follow on a move-out.
The move-out checklist
- Empty every carpeted room completely. That includes the last lamp, the shoe rack on the closet floor, and the box of cords nobody wants. Nobody can clean wall to wall around a stack of boxes, and inspectors tend to check edges and closets first.
- Walk each room with your phone and photograph the carpet as it is, especially any wear that was there when you moved in. If you're renting, those pictures will carry more weight than any argument later.
- Hunt down the pet spots. Get low and sniff along baseboards and in corners, since those are the places a cat picks. Urine often doesn't show on the surface and only smells on a humid day, and your technician needs to know where it is so he can treat it down to the pad.
- Vacuum slowly, then run the crevice tool along the edges. Dust that lived under the couch for three years has a way of appearing on move day.
- Leave the stains alone. Store sprays and rental machines leave residue that makes the real cleaning harder and can set a stain for good. A sticky note beside a spot works fine if you're worried it'll get missed.
- Schedule the cleaning for the gap between the last load out and the inspection, with a buffer. Timing gets its own section below.
- Keep the AC running or the windows open while the carpet dries, and keep everyone off it until it's dry to the touch.
- Do your own walkthrough before the landlord does, and hang on to the receipt. Plenty of leases ask for proof of professional cleaning, and a dated invoice settles that in a few seconds.
Timing it around the inspection
Our carpet is usually dry in about an hour, which gives you more room to work with than most methods. Still, give yourself slack. A morning cleaning before an afternoon inspection is the tightest we'd go, and the day before is better.
The thing that trips people up is the power. If the utilities get transferred out of your name the morning of the cleaning, you end up with a closed house, no air moving, and a carpet that takes far longer to dry, especially in summer. Keep the lights and the AC on until the carpet is done and you've checked the rooms yourself.
Read the carpet clause in your lease before you book. Some only say the carpet has to come back clean. Others want a receipt from a professional company, and a few name a time window after move-out. Knowing which one you have makes the scheduling easy.
What cleaning can't do for a deposit
Some damage is beyond any cleaning. Cigarette burns, bleach spots, ripples where the carpet has come loose from the tack strip, a doorway worn down to the backing, the corner a puppy chewed. We can't fix those, and your technician will point them out when he looks the rooms over, so nothing surprises you at inspection. Whether that counts as normal wear or damage is a conversation between you and your landlord. Our job is getting out everything that can come out.
Moving in, especially to a new build
If you can only pay for one carpet cleaning during a move, spend it on the house you're moving into. You'll be the one living on that carpet. In a resale home, it may be holding the last owner's dog, years of their traffic, and a stain or two they parked a dresser over. Have it cleaned before your furniture arrives. Empty rooms clean faster and more thoroughly, and you get to see what you're dealing with while it's still easy to reach.
A brand-new house needs it too, which surprises people. Blythewood is building fast, with Scout Motors putting its plant here and new subdivisions filling in around town, and plenty of our move-in calls now come from fresh construction. That builder-grade carpet went down while crews were still walking in and out for weeks with drywall dust and sand on their boots. Getting that grit out before you start living on it spares fibers that tend to be on the thin side to begin with.
Moving dates shift, sometimes twice in a week. Send your move-out and inspection dates through our contact form, and we'll work backward to find a slot that leaves the carpet dry with time to spare.
